Should I rent or sell my condo or loft? | Real Estate | www.domzee.com

Many people question whether it makes more sense for them to buy a condo or loft, or to rent one.? But today, the question of whether to sell your home, or rent it out, is just as common.? The decision about what course of action to take comes down to a few things, including your finances and your temperament.

If you want to sell your condo or loft, can you get out of it what you need to?? That is one of the first questions you should ask yourself.? If you owe, for example, $200,0

And let?s say you do have that money ? or can get a loan for that amount ? are you willing to part with it simply to get out of your place?? If the answer is yes, that you will do whatever it takes to get out of there, then move ahead.?

But some people opt to stay put, pay down their mortgage, and target a later date for moving.? Others don?t have that kind of patience

e renting out your place and buying a new one is that the bank likely will not consider your rental income for a certain time period ? six months or more.? Even if you have a signed lease and a cashed deposit check, your mortgage will count as a monthly expense during that time period.? Banks do that to combat people who forge lease documents so they can count the rental income to help them qualify for a loan, and then simply mail in the keys once they are in their new home.? And even when that time period is up and you can show continuous rental payments, banks still will give you credit for only about three-fourths of the rental income.

So assuming you are still on track to rent out your place, consider your make-up.? Do you want to be responsible for finding renters?? Collecting rent?? Taking calls at all hours of the day about leaking faucets or malfunctioning air conditioner units?? Having to evict tenants?? If you answered no to any of those questions, you may want to consider a professional property management agency.? They will charge you a certain amount ? one month?s rent, plus $100 each month, for example ? and take care of all of that.? In that case, the property manager deals with the renter.? You simply receive a rent check each month and get calls only when the property manager needs you to make a decision.

Jolie's Kids Love Panda Sequel

2 hours ago | WENN | See recent WENN news ?

Angelina Jolie's six kids have given mum's Kung Fu Panda sequel the thumbs up, insisting they all want to see the film again.

The actress nervously invited her children to a screening of the movie, fearing the complex themes relating to inner peace would be too difficult for her youngest to grasp - but they all loved it.

Speaking at the Cannes Film Festival in France, where she's promoting the film, Jolie says, "I was nervous at first, I didn't know if they were going to react to some of the issues in it - there are very personal family issues and adoption and inner peace.

"(I wondered), 'Was it too heavy? Was it too beautiful and not goofy enough?' And they laughed through the whole movie... They loved it, they asked to see it again."

Music Lessons Are For Everyone | Movies

Music lessons can benefit anyone desiring proficiency on an instrument. Instruction is available for almost any situation, but be sure to pick an instructor that fits the needs of the student. Young or old, an instructor can direct the student?s skills in a positive direction and offer guidance they may not receive on their own. No matter the instrument, there is instruction available in some form, be it the electric guitar, a wind instrument, or voice. Group and sessions are usually offered, and potential students should decide which will benefit them the most.

Children are often first exposed to live instruments and group singing at preschool age. While four and five year-olds are certainly capable of expressing themselves musically, they typically do not benefit from private lessons until they are at least five or six. However, they do tend to thrive in group instruction. Starting a child too soon can result in resentment and a future resistance to learning an instrument. Adults can begin learning at any age so long as they possess the discipline and desire to practice and learn.

Instruments such as the guitar, bass, drums, or piano are usually available through local private instructors or instrument stores. Vocal coaches can typically be contacted via the local choir director or instrument store as well. For band instruments such as wind, brass, or symphonic percussion, it may be necessary to seek instruction through a local public school band director, or university professor. Vocal coaches usually advertise in local colleges as well.

Most public schools offer classes such as band and choir which provide group instruction. Bands typically involve traditional wind, brass, and percussion instruments, and some schools offer jazz ensemble classes where students can learn to play instruments in a smaller group setting. Choirs also provide an environment in which students can learn vocal techniques and group performance. Many schools also make private tutoring available to students.

Some children show interest and proficiency at instruments such as the cello and violin at a young age. Speak with an instructor to determine if the child is ready for private tutelage. Teachers can usually be found via a local school, university, or instrument store. The same it true for instruments such as the viola and bass, though the child?s size can be a determining factor when considering larger instruments.

Most voice coaches prefer that vocal students be at least ten years old. Development issues such as size of the child?s lungs and changes in the vocal chords can largely affect the child?s ability to benefit from instruction at younger ages. Proper breathing techniques are also imperative for successful vocal coaching, and older children are typically more capable of meeting the physical requirements.

Any instrument can be learned privately or with a group. Private lessons usually occur at home or at the teacher?s home. This often proves more convenient in terms of time and scheduling as it allows some flexibility and permits the learner to progress at their own pace. Group instruction has its advantages as well. Peer encouragement and group practice provides a more real life playing or singing environment and takes place in a more traditional learning environment.

Whether you decide on group or private sessions, stringed, band, or electric instruments, there are many options of which to take advantage. Find what works best to achieve your goals and ask informed questions before you start. Music lessons Richmond are a rewarding experience that will help you to master the skill of playing an instrument.

Trying to learn how to play an instrument? Then be sure to visit Long & McQuade ? one of Canada?s largest music stores offering a wide selection of guitar lessons Mississauga and drum lessons Bedford see if there are lessons in your area today!

?Bridesmaids?: What Critics Say

Alex J. Berliner/ABImages

Kristin Wiig headlines her first major comedy Bridesmaids (out Friday), and here?s what the critics are saying:

Notes THR?s Todd McCarthy: ?For longtime Wiig fans, this uneven, overlong, emotionally involving and discreetly ambitious film will represent a welcome and overdue step up from her popular sketch work on Saturday Night Live to something sustained and searching, not to mention pretty funny. Although titled and decked out like a chick flick, this is a picture that can reach both sexes but won't appeal much to teenagers, giving Universal a tricky but not insurmountable marketing challenge.?

Dubbing the comedy "The Hangover in Drag," Rolling Stone's Peter Travers says that it is "full of genuinely hilarious moments, but the problem is that it's maybe the most schizophrenic comedy of the summer, with the female perspective of the story, which was co-written by Wiig, getting mixed up with the crude gross-out humor you'd expect from" a Judd Apatow production (Apatow serves as producer).

As the film's lead character Annie -- a lovelorn woman who tries to bluff her way through bizarre wedding rituals with an eclectic group of bridesmaids -- Wiig "gives herself to these scenes with abandon," notes Time's Mary Pols.

Meanwhile, The Chicago Tribune praises her chemistry with costar (and former SNL alum Maya Rudolph).

"Wiig and Rudolph have remarkable natural rapport; they're wonderful together," writes the Tribune's Michael Phillips. "The scenes that truly matter to the story ? the ones where we have to feel something's at stake with this friendship ? click satisfyingly into place."

Divining Doomsday: An Old Practice With New Tricks

Margaret Pease hands out May 21 pamphlets in Pittsburgh.
Jennifer Jordan/WYEP-FM

Margaret Pease hands out May 21 pamphlets in Pittsburgh.

Margaret Pease stands on a corner in downtown Pittsburgh, handing out doomsday pamphlets.

"JUDGMENT DAY FOLKS!" she yells with a volume that would make a drill sergeant proud. "May 21, 2011!"

For the past seven months, Pease has been crisscrossing the country in a caravan with eight others, warning anyone who will listen that God's wrath is near.

"I might be a little loud, but I want people to get the message," she says. "I don't want anybody's blood on my hands. ... JUDGMENT DAY FOLKS!"

Nearby, David Liquori is telling passerby Thomas Sayers what he thinks will happen in just a few days.

"On May 21 at about 6 p.m., an earthquake of proportions which have never been known since man was on the Earth will occur," Liquori says.

"This coming 21?" Sayers asks.

"Yes, sir."

"Oh, this is going to be awesome!" Sayers says. "Where's it going to happen?"

"It's going to happen everywhere," Liquori says. "Everywhere."

Sayers doesn't buy it.

Mito Habe-Evans/NPR

On the National Mall in Washington, D.C. last week, David Liquori (right) talks with passersby about May 21.

"I kind of feel bad for them because they do believe the world will end the 21st," he says. "As a Christian, I also believe there's a certain date that nobody knows. I'm on the same journey they are ? they just think it ends the 21st and I don't think it does."

But like many people interviewed for this story, Liquori has bet everything on this date.

"I'm separated as a result of a difference of belief," he says. "My wife got sick of me."

He used to have a job and owned a house on Long Island.

"I have sold everything off," Liquori says. "I have no more personal ambitions but to get the Gospel out to warn the world."

Liquori and others believe that a very small fraction of Christian believers will fly up to heaven on that fateful day. Then on Oct. 21, the Earth and the universe will be destroyed.

But what about those who are left on Earth for those five months?

"Oh, it will be a horror story beyond measure," says Harold Camping, the man who calculated the May 21 date.

Decoding The Bible

He has long been predicting the end on his international Christian radio network, Family Radio ? which in 2009 was worth more than $100 million. Camping says the Bible is written in a code, and for those who are able to decipher it, it's clear as daylight.

"With all the proofs that God has given us, and all the signs, I am absolutely certain [that Judgment Day will arrive on May 21]. It is going to happen. There is no Plan B."

Of course, even Jesus said he didn't know when Judgment Day would come. But Camping is not bothered by that, nor by the fact that he wrongly predicted Judgment Day once before, in 1994.

"It was based on incomplete research and I was quite aware that the research was incomplete," he says. "So it was just like a first announcement that we're almost there."

So far, end time predictors have batted zero. The most famous was William Miller, a Baptist minister who believed that Jesus would return in the early 1840s. According to Catherine Wessinger, a historian of religion at Loyola University, New Orleans, on the night of Oct. 22, 1844, believers gathered on hilltops to watch Jesus return.

"People stayed up all night, they waited," Wessinger says. "Some people allegedly put on white robes, waiting to go up to heaven, and were very disappointed when the sun rose the next morning and nothing had happened."

It was deemed the Great Disappointment.

A Prophecy Upswing

"People have been predicting the end of the world in Christianity since the time of St. Paul," says Cathy Gutierrez, a religion professor at Sweet Briar College.

She says usually end times prophets do not predict a specific date. That's way too risky. But she says the predictions have come fast and thick in the past 60 years, largely because of one event in 1948: the creation of the state of Israel.

"Almost all of the prophecies of the Bible depend upon Israel being in her land," says David Jeremiah, an evangelical pastor and author of The Coming Economic Armaggedon. "And when she finally became a nation and the people of Israel began to regather, that sort of started the prophetic clock."

Nostradamus

Prediction: When Easter falls on April 25

Easter has been on April 25 four times since the famous mystic's 16th century prediction and will once again fall on that date in 2038.

William Miller

Prediction: Various dates in 1843, 1844

In 1831, the Baptist minister began to preach that the world would end around 1843. He based this belief primarily on a passage in the book of Daniel. The "Millerites," as his followers came to be known, became focused on three specific end days, March 21,1843, March 21, 1844 and finally Oct. 22, 1844.

The Tami Church

Prediction: Oct. 28, 1992

Based in Seoul, South Korea, and led by the Rev. Lee Jang Rim, the Tami "Mission for the Coming Days" supported the prophecy that the rapture would occur Oct. 28, 1992. About 20,000 members of the church spent the day waiting for the event.

Harold Camping

Prediction: Sept. 6, 1994

In 1992, Camping ? the president of Family Radio, a U.S. network of Christian stations ? began predicting the 1994 date as Judgment Day. He wrote a book about the notion titled 1994.

Maya

Prediction: Dec. 21, 2012

The Maya long-count calendar ends on this December 2012 date, when translated into our Gregorian calendar system. Researchers of 2012 differ in their explanation of the calendar's end: Some see it as a sign of the world's destruction; others as merely a sign of its renewal.

Source: NPR research

Israel's birth has created a booming end times industry. Dr. Jimmy DeYoung, who hosts the radio program Prophecy Today, scrutinizes every development in the Middle East ? and says it's all predicted in the Bible.

"You talk about the Jews' return to the land," he says in rapid-fire speech. "The alignment of the nations coming against the Jewish state of Israel, this anticipation of peace, the arrangements to put [Solomon's] temple up. The fact is, everything is unfolding. Never in the history of the world have all these prophecies been coming together."

DeYoung says everything is in place for the next big event: the rapture, when believers go to heaven and the rest are left behind. The rapture is a relatively new idea, and has been made hugely popular by movies and books like Left Behind.

Confused By Today's News? Check Your Bible

Some 41 percent of Americans believe Jesus will return by the year 2050, according to a poll by The Pew Research Center.

For many of these believers, news events can take on an apocalyptic meaning. A global economy? The rise of the European Union? It's all outlined in the Bible, they say. A spate of wars in the Middle East? Ditto. Epidemics, extreme weather patterns. Open your Bible and turn on the news.

"We've always had earthquakes, we've always had storms, and we've had tsunamis in the past," says the Rev. David Jeremiah, "but it does seem that these things are happening with more intensity and more frequently."

Gutierrez says this convergence is less about the end of the world and more about the rise of instant media.

"If you're looking for signs of the end, we are more than capable of delivering them directly to your computer or to your television within seconds," she says.

Gutierrez says most of the Bible's prophetic books were written metaphorically to avoid censorship. And because of that, each generation can revive and reinterpret them. She adds that for end times Christians, looking through a biblical lens can give chaotic world events ? the tsunami in Japan, the fighting in Libya ? a meaningful pattern. Things happen for a reason, and all history marches toward a fitting denouement.

"And it's going to come to a definitive clear end ? good guys win, bad guys lose," she says. "It's the most comforting novelistic plot that we know."

And for that reason, Gutierrez says, there will always be people predicting the triumph of God, and the fall of unbelievers.

Billiards: Orcollo advances to round-of-64 at World Ten C'ship ...

By PNA and U.S. News Agency / Asian

The Philippines?s Dennis
Orcollo is headed to the last 64 of the WPA World Ten Ball Championship at the World Trade Center in Roxas, Boulevard, Pasay City on Wednesday.

Orcollo, a former fisherman from Bislig Surigao del became the first Filipino to make it to the knockout round stage and after coming away with an easy 9-2 triumph over Max Eberle of the United States in the second day of the Raya Sports tournament sanctioned by the World Pool-Billiard Association (WPA) and supported by the Billiards and Snooker Congress of the Philippines and supported by long-time billiards patron Sebastian ?Baste? Chua of Star Billiards Center.

?I nearly made a sweep because of Eberle?s bad game,? the
reigning WPA World 8-ball champion said. ?We have a strong chance of capturing the title, we would be in the know in the round-of-64,? added Orcullo, top player of sportsman/ businessman Ceferino ?Perry? Mariano of Bugsy Promotions.

The player known in the international pool circuit as ?The Robocop? raced to an 8-0 lead and was poised to sweep his opponent.

But a dry break in the ninth rack allowed Eberle to get back at the table. The American took the next two racks but couldn?t get the better of safety exchanges against Orcollo.

Orcollo was given a slight opening at the No.6 then cleaned up the remaining balls to finally wrap up the match.

Meanwhile, defending World Ten Ball champion Mika Immonen of Finland became the first player to advance to the round-of-64 after whipping Ruben Cuna of the Philippines, 9-3.

Former world champion Thomas Engert of Germany and double world champion Wu Jia Qing of China (formerly known as Wu Chia Ching) joined him several minutes later.

The New York based Immonen, a former world No.1 player, is aching to bounce back from a miserable performance in the recently concluded Philippine Open Pool Championship where he was booted out as early as the round-of-32.

Engert, a former World Straight Ball and International Challenge of Champion 9-Ball titlists, subdued Francis Diaz-Pizzaro of Spain, 9-6.

Wu, a double world champion, played true to form in dumping 17-year-old Jonas Magpantay of the Philippines, 9-4.

But the player who caught the fancy of everyone was Tony Drago of Malta, who posted the fastest kill by demolishing Radoslaw Babica of Poland, 9-1, in just 35 minutes of play.

New tools to help iPhone, Android developers build on Azure

May 09, 2011

By Nancy Gohring | IDG News Service

Microsoft is releasing tools aimed at making it easier for developers to build iPhone, Android, and Windows Phone 7 apps that use Windows Azure.

Groupon, the popular daily deals site, is one of the first companies to use the tools.

[ Keep up on key mobile developments and insights with the Mobile Edge blog and Mobilize newsletter. | Follow the latest in Apple technology with our Technology: Apple newsletter. ]

The tools should make it easier for developers to build applications quickly for multiple phone platforms, Jamin Spitzer, senior director of platform strategy at Microsoft, wrote in a blog post.

"Today, it's not just about how quickly a developer can create an experience, but how quickly that developer can build apps that work with unique devices across a dozen platforms," he wrote.

Developers can use the cloud as a common back end for applications that run on the different mobile platforms, sharing common requirements like device notifications, authentication and storage across the various platforms, he said.

"At the same time, developers can maximize the performance of each mobile device by writing client code that exploits each platform. As more and more mobile applications rely on back-end services, the cloud can become increasingly useful and strategic for developers," he wrote.

The iPhone toolkit, available now, lets developers write iPhone apps that use Windows Azure without having "intimate knowledge" of Microsoft tools like Visual Studio, he said. The package includes iPhone code libraries for interacting with Windows Azure, documentation and a sample iOS application.

The toolkit for Windows Phone, initially released a month ago, will get new features over the next couple of weeks, including support for additional Azure features like Storage Queues, an updated user interface and integration with Azure Access Control Service, which includes a wizard and automatic setup.

The Android toolkit is currently a prototype, with a planned release for sometime in the next few months.

Groupon was one of the first companies to get access to the tools and is planning to use them to build new features into its mobile apps including real-time notification services that integrate into phone home screens, Microsoft said.

The new tools could benefit Microsoft not just because they could attract more users to Azure, but because they could encourage developers to build apps for Windows Phone 7. iPhones and Android devices are the current market leaders, with Windows phones taking up less than 10 percent of the smartphone market in the U.S. Since developers tend to target the most popular platforms where they stand to earn the most, WP7 may not be a priority for them. But the new tools could make it easier for some developers to target Windows Phone 7 users.
